Abstract. The article examines the dynamics of consumer demand as a key endogenous factor of structural changes in the hospitality industry. The aim is to identify patterns in the evolution of tourist demand and to build a model of the responsive transformation of accommodation facilities. The methodological basis includes the dialectical method, historical-genetic analysis, and a methodological synthesis of concepts of consumer behavior, product life cycle, and theories of industry evolution. As a result of the research, the author’s concept of “waves of differentiation” is proposed, describing four successive phases of development of the accommodation market, determined by the change of dominant tourist value paradigms: the wave of standardization (1950s-1970s), the wave of segmentation (1980s-1990s), the wave of personalization (2000s-2010s), and the wave of transformation (2020s-present). Each wave corresponds to a specific business model, supply architecture, and target tourist profile. It is proven that the evolution of demand is of a non-linear cumulative nature, where new paradigms do not cancel but build upon previous ones, forming a complex layered structure of the modern market. The practical significance of the research lies in the development of a framework model for the strategic positioning and product development of accommodation facilities in the context of hyper-differentiated demand. The proposed concept allows for predicting shifts in consumer preferences, identifying niches for innovative offerings, optimizing service offerings based on the phases of the “wave,” and developing long-term competitive strategies that take into account the cumulative nature of market evolution. Thus, the study contributes to the theory and practice of hospitality industry management by offering a tool for analyzing demand dynamics and adapting supply in a constantly changing market environment.
